Overview:

For the Dublin Springs Independent Living development, we delivered a comprehensive civil package that laid the groundwork for a functional, accessible, and long-lasting multi-family community. Our scope covered GPS-enabled excavation and site balancing, soil conditioning, installation of storm structures and lines, water and sanitary utilities, a detention pond, and all associated concrete and flatwork—including sidewalks, curb & gutter, cross pans, ADA ramps, trash enclosures, and retaining walls. We also completed main line utility tie-ins and road patches, ensuring seamless integration with public infrastructure and future-proof performance for residents and property managers alike.

Challenges:

This project involved extensive coordination between trades and phases, particularly during early grading and underground utility installation. With a large cut site and varying subgrade conditions, balancing the earthwork while maintaining drainage flow and prep for structural footings required precise GPS planning and constant field adjustments. Our team also navigated challenges in scheduling and logistics to ensure utility tie-ins and road patches were completed without disrupting surrounding access points. By staying ahead with proactive layout and sequencing, we kept the site safe, efficient, and moving forward on schedule.

Completion:

From shaping the site and conditioning the soil to pouring ADA-compliant ramps and retaining walls, every element of our work was executed with precision and long-term performance in mind. The finished result is a well-graded, properly drained, and fully integrated site that’s ready to serve a retirement community with both comfort and code-compliant accessibility. Our full-scope approach allowed for smoother transitions between trades, tighter quality control, and a cohesive final product that reflects our commitment to craftsmanship, communication, and project success.
